The property is an eight-story, 200,000 sqft, beachfront hotel with 202 guestroom units and a three-level parking garage. The hotel includes casual-luxe design throughout, retail space, Grab and Go store, Landshark Bar and Grill with signature food and beverage concepts, a fitness center, and an outdoor recreation area complete with a pool and fire pit.
Concrete is a superior building material to combat the corrosive nature of this environment. Dynamic analysis of creep and shrinkage effects on the elevated post-tension slabs was performed to understand how the structure would behave long term. The analysis results were utilized to specify a specific concrete mix design with an admixture that allowed the construction team to eliminate the need for closure strips. Statnamic load testing was performed on test piles for the structure which yielded a higher capacity than originally anticipated. This allowed a significant reduction in the amount of deep foundations required for the structure significantly reducing the construction cost.
